Our client, a privately held, strategically diversified real estate development company with a diverse portfolio of 3MM square feet of office and retail properties spanning Delaware, Maryland, Pennsylvania, and Florida, is seeking a Commercial Property Manager to join the team. This person would play a significant role on the Commercial Property Management Team that is responsible for 16 retail shopping centers and 10 office buildings.
Responsibilities:
Property Management
· Collaborate with team to meet leasing and marketing performance objectives
· Develop and maintain ethical, professional, and courteous relations with contractors and tenants.
· Manage and develop all property personnel
· Ensure compliance with lease obligations
· Manage accurate record keeping and reporting of all data for properties, tenants, and vendors
· Obtain bids from, negotiate with, and supervise outside vendors
· Oversee the condition of, and implementing programs for property maintenance
· Coordinate with other departments (e.g. acquisitions, dispositions, construction, accounting, finance and legal) in relation to property management functions
· Read, understand and be able to explain commercial leases, CAM Reconciliations, OEA/REA agreements, contract language, insurance documents and forms used in commercial real estate.
· Act as a liaison between leasing department on property level leasing matters, providing support as necessary to accomplish annual leasing goals at the property.
Financial Management
· Direct and assist in billing and collection of all monies, rents, and charges
· Maintain effective cost control
· Budget, analyze and forecast property expenses, including capital expenditures
Construction Management
· Tracks progress of tenant’s construction against dates set forth in the lease, through final inspections and tenant opening
· Resolves problems and or assists with issues with the tenants and governing agencies on behalf of the landlord
· Familiarity and understanding of relevant jurisdictions/permitting offices in submitting and tracking of permit
· Assists in negotiating project scope/costs with contractors.
Qualifications:
Bachelor’s degree, CPM and/or RPA preferred
5 years of Commercial (Retail/Office) Property Management Experience Preferred
Strong ability to read, interpret and understand leases and abstract a lease agreements terms, conditions and modifications.
Strong people management experience with ability to influence
Excellent communication skills with the desire to please and delight customers/tenants
Highly Organized, proactive, and skilled with time management
Ability to use critical thinking to solve a multitude of problems and make decisions
