As a Resident Specialist, you are responsible for showing apartments and being the residents'
main point of contact. From move in to move out, you are responsible for building and
maintaining good rapport with the residents.
A DAY IN THE LIFE:
● Answer all leads
● Screen applications
● Make sure marketing is up for available units
● Conduct tours with prospective residents
● Pre-walk units prior to move-in to ensure the unit is ready to move in.
● Perform move-in inspection, upload documentation including photos and submit any
follow up work orders after move in.
● Process work order requests for current residents.
● Handle resident complaints and concerns, escalating to the Regional Manager when
necessary
● Follow up with residents who place complaints in a timely manner to ensure their
satisfaction.
● Ensure current residents are following community rules and guidelines.
● Deliver notices and lease violations when necessary for residents who fail to comply,
following up to ensure compliance.
● Ensure property grounds stay clean by completing property walks, weekly, picking up
trash as necessary.

Administrative:
● Update and maintain property spreadsheets, such as parking passes, vehicle information,
and storage.
● Update and maintain leasing spreadsheets & AppFolio, confirming market rent and
notifying company personnel of residents who wish to vacate
● Inform the leadership team of office supplies needed before materials run out.
● Answer phone calls to the office and return all voicemails via DialPad.
