Specialty began in 1983 as a part-time business for Thomas Malcom and evolved into one of the most complete community association management firms in central Florida. Helping homeowners associations and condominium associations has always been our specialty, we are not a real estate company that just does this on the side. Specialty provides many levels of service to communities which can include the following features: Full service professional bookkeeping & accounting with easy to read reporting Assessment collection: including past due notices owner statements & legal collections Budget preparation and analysis Solicitation of bids, purchasing, contracting, employee selection & supervision General administrative duties including, files, records, correspondence Service request processing Property inspection & maintenance 24 hour emergency service In almost two decades of service we have just about seen it all in community associations including dozens of turnovers, every type of legal action you could imagine, resurfacing, reroofing, repainting and repairing everything that can be repaired.
