JOB SUMMARY
Perform grounds maintenance and landscaping; periodically perform general maintenance on lawn equipment. Provide security services for MCC-owned buildings.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Grounds Maintenance at 8333 N Davis Highway and University Parkway locations:
- Cut and maintain lawns and/or grass designated by property survey.
- Install new sod; remove and replace diseased sod.
- Maintain lawns through removal of leaves and any dead plant matter generated by ornamental flowers, trees and shrubs.
- Recommend the appropriate ornamental flowers, trees and shrubs for walkways and garden areas.
- Plant ornamental flowers, trees and shrubs according to established plant care recommendations in existing beds.
- Provide on-going care of ornamental flowers, trees and shrubs through a routine seasonal fertilization, pest control, and pruning schedule.
- Creating and maintaining retaining walls.
- Remove all trash/debris, to include emptying all waste receptacles daily, or as needed.
- Maintain the walk path between 8333 N Davis Highway and University Parkway locations, to include keeping the woodland growth cut several feet from the walkway.
- Maintain parking lots (cleanliness, painting of curbs, parking spaces and crosswalks, repair of potholes).
- Maintain campus signage: handicap, visitor, no tobacco, yield and stop signs.
- Maintain the pond; ensure all aeration equipment, pumps, overflows, and waterfalls are working, via prompt repairs; ensure the retaining walls and rock features are safe via periodic inspections and prompt correction of any issues.
- Monitor weather and cordon off the bridge in advance of potential ice formation.
- Remove potential hazards on the bridge and sidewalks around the pond.
- Maintain and repair the irrigation system.
- Spray outside cooling towers and butane tank areas for weeds.
- Annual oversight of pressure washing of sidewalks and exterior windows.
- Clean, repair and maintain all grounds equipment and related storage areas.
- Maintain current SDS book.
General Maintenance on equipment:
- Perform general maintenance service and repairs on lawn equipment.
- Perform work order tasks timely and efficiently; communicate completion of tasks daily.
- Perform projects and non-work order tasks timely and efficiently; communicate completion of task.
Both:
- Anticipate and plan for routine and non-routine activities; work and think pro-actively vs reactively.
- Follow protocols for opening/closing of various buildings and the campus at large for regular work days, weekends, holidays, and severe weather events.
- Follow protocols and procedures for storage and PM of tools and equipment.
- Serve as a general security presence and visible deterrent to crime and rule infractions. Provide protection of life and property and safety to patients, general public, and employees.
- Provide controlled access to the various campus buildings.
- Be watchful for suspicious activities, criminal acts, or rule infractions throughout MCC properties that may be a threat to the facility, patients, visitors, or employees at the site.
- Patrol MCC main campus and financial services building campus with random walking patrols or vehicle patrols.
- Report all incidents, accidents or medical emergencies to the Associate Director of Facilities, the SVP Administration, or Risk Management Department with completion of an incident report.
- Report unsafe acts and environmental conditions to the Associate Director of Facilities, the SVP Administration, or Risk Management Department as required.
- Respond immediately to emergencies, such as medical and bomb threats, and to alarms, such as fire and intrusion.
- Be prepared with minimal notice to secure MCC properties in the event of inclement weather and/or unpredictable crisis situations, and to stay on-site during such conditions.
- Consistently practice good safety techniques to accomplish all tasks which include the use of proper personal safety equipment (safety eye wear, ear plugs, and safety garments). Consistently follow procedures and safety measures specific to area of maintenance specialty.
- Follow MCC’s Vehicle Fleet Safety Policy, which covers safety responsibilities and expectations, and equipment inspections, for drivers of any MCC owned or leased vehicle. If any equipment on the vehicle is not working correctly, immediately notify the Associate Director of Facilities of any issues found. If a vehicle is potentially unsafe to drive, for any reason, immediately remove the vehicle from service and notify the Associate Director of Facilities.
- May be authorized and trained in the use of a fire extinguisher.
- Other duties as assigned.

Requirements
EDUCATION/EXPERIENCE REQUIREMENTS
- Minimum education requirement is high school diploma or GED.
- Must have valid driver’s license, and be insurable per our automotive insurance company’s criteria, to operate all MCC vehicles including rented equipment.

PHYSICAL REQUIREMENTS OF THE ESSENTIAL JOB FUNCTIONS
