Assistant Property Manager (Experienced)
We are expanding our portfolio and seeking to immediately add an EXPERIENCED Assistant Property Manager in Bloomington, Indiana. Preference given to those candidates with experience in student housing, and the Indiana University - Bloomington, Indiana market.
Compensation: BEST IN MARKET!
Responsibilities & Duties –
- Show & Lease - expectation of a high close ratio. *75 % of your day will be dedicated to leasing;
- Direct & Assist Leasing Agents;
- Assist Property Manager;
- Scheduling of staff (phone days, weekends, special events);
- Resolve resident complaints;
- Assist in coordinating maintenance team and maintenance requests;
- Paperwork collection;
- Accuracy of paperwork and software data entry;
- Picking up / dropping off prospective residents (valid DL & approval by company insurance required);
- Daily & Weekly Leasing Reports and Comparisons (Microsoft Excel & Appfolio);
- Report to upper management on leasing activity, and other duties as assigned;
- Communicate with leasing, maintenance and upper management;
- Marketing (IDS, website, ILS's, Social Media, Google);
- Coordinate and attend special marketing and resident events;
- Audit leases, parking log, other tracking reports;
- Address resident concerns in a timely and courteous manner;
- Security Deposit reconciliations (and disputes);
- Review security video footage as needed;
- Familiarity with all floor plans, price points, properties (apartments, houses, townhomes - 40 properties / 100 floor plans);
- Proficiency in, and a staff resource, for all company software - Appfolio, Excel, Word, GMail, Google Calendar, security video system(s) & key fob system;
- Deliver exceptional customer service.
Knowledge of Appfolio helpful. We require proficiency in Word & Excel, familiarity with Gmail & Google calendar.
Must be able to quickly absorb and have full knowledge regarding multiple rental locations and their floor plans / amenities. Must be willing to work as a team member and to work independently. Our company is fast-paced, and we look for those who want to excel every day!
Full time. Monday -- Friday (8:30a to 5:30p). Some Saturdays required. Some overtime will also be required during special events and particularly in July / August. TOP PAY, BEST IN MARKET for experienced and qualified OT Commissions Bonuses. Ins, 401k benefits possible.
